If you go without being represented by a Realtor on your behalf, you may want to consider the following:

Contrary to some local builder's remarks, there is no cost to you. Every reputable builder in the area had already factored in "selling" or "marketing" costs since statistics show that Realtors bring the buyers and sell, on average, 50-75% of their new homes.  There's always exception to the rule and you'll usually find it in the very, very small volume builders.  The majority, however, desire, expect and encourage Realtor participation.

What the market is bearing, in terms of demand and pricing, and skilled negotiation will have the greatest effect on the total sale price.  The question is:  Will you get the quality and value you're expecting?  Are you aware of the specific questions to ask concerning many of the details going into your new home?  Do you know what's an extra versus a standard feature?  Have you made any assumptions along the way?  Your experienced Realtor knows what you should be receiving and stays with you during the building process.

Questions concerning site location, builder, design and decor are important to consider regarding resale ability too.  Realtors are acutely aware of lifestyle changes (transfers, etc.) that can happen much earlier than your intended stay.
